Notice to Realtors and Closing Agents
Requirements of Mission Manor at closing:
1.....MMHOA Buyers/Owners/Occupants Agreement
2.....Mission Manor HOA Occupancy-Age Verification Form with copies of valid photo IDs (instructions for completing this form are included)
3.....Owner/Occupant Information (HUD requirement)
4.....a Resale Certificate fee (aka: property transfer fee) of $375 is charged in addition to the annual HOA dues (see below).
5.....a current health certificate signed by a licensed veterinarian indicating size, weight & vaccination status of all buyer-owned dogs/cats

Agent reminder: please verify that seller is passing their Common Area Key to buyer at closing. This key is necessary to gain access to the pool area. Each property is assigned one specifically numbered key. These security keys cannot be duplicated. There is a non-refundable $25 fee for a new, numbered, key.

For Sale or For Rent Signs
a notice sign advising potential buyers or renters that the home is located within Mission Manor, a 55+ community, must be placed along side any for sale or for rent sign. This notice sign will be provided by the Mission Manor Home Owners Association. For sale or for rent signs must not exceed 2 x 2 feet and may be double sided. Maximum height is 36 inches from ground. No handmade signs allowed.

Rules for Leasing/Renting a property within the Association
New By-Laws concerning leasing/rental of properties were adopted by the Association Feb 3, 2024.

Resale Certificate Fee
A change to the Texas Property Code Chapter 207 which became effective September 1, 2021 allows Homeowners Associations to charge a Resale Certificate Fee (sometimes also called a transfer fee) of not more then $375 for the preparation of this document.
Under Texas law a resale certificate gives specific information about the property that is being sold and where it stands with the HOA; this incudes disclosing any past-due payments or unpaid violations, any pending violations, and all fees that are due upon closing.
A Resale Certificate is a required part of all real estate transactions within Mission Manor Phase II.
The Board of Directors at its meeting of June 22, 2023 voted to raise this fee to $375.
