Planning a renovation?
Our homeowners association has an Architectural Control Committee.
When a lot owner within Mission Manor is planning new construction, an addition, an exterior renovation, adding property line fencing or anything that alters the "footprint" of the home the Architectural Control Committee is a valuable asset.
This Committee exists to advise owners of properties located within Mission Manor Phase II (our HOA) of their responsibilities under the covenants, rules, and by-laws of the Association. The Committee is also charged with review of the proposal for conformity with the requirements of those documents, and is authorized to formally approve or deny any application.
Please know that the lot owner is responsible to determine if the proposed work also requires a review and/or an additional permit from the City of Mission. In order to avoid unnecessary delay, it is recommended that the review of the project by the City of Mission should be completed BEFORE submitting the final plan to the Architectural Control Committee.
The Mission Manor process is simple and there is NO application fee!
Step 1 - lot owner requests an application from a member of the Committee (*) Step 2 - lot owner completes the application together with the required Plot Plan Sketch that shows in detail the location of and nature of the proposed work. (In some cases a lot survey may be required.) Step 3 - lot owner submits the completed application to any member of the Architectural Committee. Step 4 - Committee has 30 days to review the application and all supporting material. During this time the committee may determine that further information is required and will advise lot owner as needed. Step 5 - Committee advises lot owner of its decision to approve or deny the application.

In those rare cases where the Committee issues a written denial of an application, the lot owner may choose to adjust the application to correct problems identified by the Committee. In this case the Committee will make every effort to work with the lot owner.
The lot owner also has the right to make an appeal of the Committee's decision to deny an application directly to the Board of Directors. The lot owner's appeal should be in writing and must be presented to the Board of Directors within 30 days of the notice of denial. The Board will then hold a public hearing to review the matter.
At the August 2022 Board of Directors' meeting the following clarification was announced:
"The general membership will not be required to seek an application from the A.C.C. for improvements made within the fenced back yard of their home unless a permit is required from the city ..."
